Real Estate is about negotiating...so why can't we negotiate? As a home inspector I'm often called upon to answer questions that are outside the scope of the inspection. Things like how far to the nearest hospital? Is there a good place around here to eat? What are the schools like? I've even had clients ask me if I thought they were getting a good deal for the price.JTHIS-Negotiations

This morning my phone rings and the person on the other end tells me he's looking to hire a home inspector. Okay so far. Then as expected the questions begin and I answer every one as detailed as possible. Seems like we're ready to schedule time and date, when he asks if I can do better on my price. I respond that I really can't, these are my prices. I've given them careful consideration before setting them and I feel they are more than fair and competitive for my market. He can reduce the price of the inspection by foregoing some of the additional services such as water, insect, radon or septic inspections. I wouldn't recommend it, but foregoing any or all of these will lower the final price.

That's when he hits me with: Real Estate is about negotiating...so why can't we negotiate? Wow, I've never heard it phrased that way before. I responded that Real Estate is about the buying or selling of land with or without buildings for an agreed upon price. Many times the final price is arrived upon after careful and well thought out negotiation between the buyer and the seller's Realtor. The motivation to negotiate is driven by the sellers desire to sell and the buyers desire to purchase said property.

JTHIS-LPA home inspection is a none invasive and objective visual examination of the physical structure and systems of a house, from the roof to the foundation.?My price for the inspection is arrived at by what I believe if fair compensation for the amount of time and effort exerted by me in order to perform the inspection. Since I already feel that my price is fair and I do not wish to go out in snow and 9 degree temperatures for less, I see no reason why I would want negotiate. He hung up, I guess he didn't like my response.

Buying a house is probably the biggest investment most people will ever make. In the course of doing an inspection I will have to travel to and from the home twice. I do a thorough and complete inspection. I can't do any less of a job, so why would I be willing to accept less compensation for the job?
